IREM’s “AI and ethical decision-making for property managers” course is a four-hour, live online learning experience designed to help real estate management professionals evaluate AI use through an ethical, practical, and profession-focused lens. Meet your instructors

Will Curtis, CPM®, CCIM is the Broker/Owner of Crossed Sabers Commercial Real Estate in San Antonio, Texas. With more than $1.2 billion in commercial real estate transactions, Will specializes in commercial brokerage, property and asset management, and investor advisory services.

A U.S. Army veteran with two combat deployments to Iraq, Will earned a Bachelor of Business Administration in Real Estate Finance and Development from the University of Texas at San Antonio and an MBA from St. Mary's University.

Will holds the CCIM and CPM® designations and is a nationally recognized educator, serving as a CCIM Institute instructor, IREM instructor, adjunct professor, speaker, and coach. He currently serves as Texas REALTORS® Regional Vice President and previously served as the 2024 Chairman of the San Antonio Board of REALTORS®.

Will is the founder of Applied Real Estate Institute and host of the “Vets in Real Estate” podcast, where he helps veterans transition into successful careers in real estate.

Toni Harris, CPM®, ARM®, serves on the IREM (Institute of Real Estate Management) Board of Directors and is the 2026 Secretary/Treasurer Nominee. She is Founder and CEO of KAT Professional Development, LLC, and Vice President of Property Management with Riparian Capital Partners LLC. With more than 20 years of multifamily property management experience, Harris has held leadership roles from property manager to senior vice president and is a licensed Realtor in the District of Columbia. She has served as president of the IREM Maryland chapter, chair of PMA’s education committee, 2020 President of the Property Management Association of DC, and on IREM’s Ethics and Hearing and Discipline Boards. A dedicated educator and mentor, Harris is an IREM Faculty Instructor, certified continuing education instructor through the National Apartment Association, and volunteer supporting young professionals. Her honors include CPM® of the Year from the IREM Maryland chapter, the Capitol Achievement Award, and IREM’s Leadership Award.

Christy Mays, CPM® CCIM, began her career in professional property management in 1996.  Since that time, she’s worked for both some of the largest real estate management firms in the US as well as smaller local firms.  In most of her roles, she’s been responsible for training and onboarding staff at all levels and has become and has become an industry trainer.  She co-founded her own boutique management company in 2017, is an instructor for IREM and Vice Chairs the RVP Committee for IREM®.

Brad Randall, CPM® owns Welch Randall Real Estate and Property Management, based near Salt Lake City, Utah. Welch Randall currently manages a portfolio of single-family, small multi-family, small retail / office space as well as 65+ condo, townhome and PUD associations. Brad has been a long-time IREM member first joining the local Utah Chapter as a Student studying Property and Facility Management at Brigham Young University. He's served as Chapter President, Regional Vice President and currently serves on the Board of Directors. He is an IREM® National Instructor and loves the property management industry.
